Why the lowest listed price
isn't always the lowest cost.
Many flat-fee services advertise a low entry price, then charge separately for the things most sellers actually need to sell successfully — professional photography, sign installation, offer guidance, showing coordination, contract review. By the time those are added, the total can end up close to — or higher than — a single transparent fee.

Do I need a real estate agent to use Property Point?
No. Property Point gives you direct access to MLS® listing services, professional marketing, and licensed advisory without requiring you to hire a traditional full-commission agent. You remain in control of showings, offers, and decisions — we provide the tools and guidance.
What is a buyer's agent commission and do I have to pay it?
In Ontario, buyers are typically represented by their own agent. It is standard practice to offer a buyer's agent commission (typically 2–2.5%) to incentivize buyer agents to show your property. This is separate from what you pay Property Point. Our pricing assumes a 2% buyer's agent commission — still far less than a traditional 5% total.
How is this different from selling privately (FSBO)?
When you sell privately, your property does not appear on MLS® or Realtor.ca — which is where the vast majority of buyers search. Property Point gives you MLS® exposure, professional photos, legal forms, and licensed support, while you keep control over the sale. It's the best of both worlds.
How long will my property be listed?
All packages include a 90-day listing period. Listings can be extended at any time. We also cancel at no charge if you sell before the listing period ends.
What if I need help with negotiations?
Essential clients receive offer review and guidance. Premium clients receive full negotiation advisory from a licensed Ontario real estate professional and can also add dedicated advisor support at any point during their listing.
Are there any additional fees?
No. The price you see is the price you pay to Property Point. The only additional cost is the buyer's agent commission (typically 2%), which you offer to the buyer's representative — not to us. There are no referral fees, renewal fees, or percentage cuts.
What areas of Ontario do you serve?
Property Point serves all of Ontario, with particular strength in the Greater Toronto Area, Hamilton, Ottawa, London, Barrie, and surrounding markets. Contact us if you have a property outside these areas — we have the ability to extend to most Ontario markets.
How quickly can I get listed?
Once we receive your signed listing agreement, photos, and property details, we activate your MLS® listing within 72 hours. Photography can typically be scheduled within 2–3 business days. Most clients are live on Realtor.ca within 5 business days of signing.
Why is Property Point priced higher than some other flat-fee listing services?
Some lower-priced services charge only for the MLS® listing itself, with photography, signage, forms, and offer guidance billed separately as add-ons. Our price is all-in from the start — what you see on our pricing page is what you pay, with nothing added later. For most sellers, once those extras are factored in, the total cost ends up comparable or lower than piecing together a cheaper base price with add-ons.
